There can be significant costs associated with purchasing a listed building. Any building work must have listed building consent, and this can be very expensive. It can be difficult to sell a listed building, especially if potential purchasers are unable to obtain detailed information from the local authority about what is likely to be permitted in terms of alterations. It is advisable for those selling a listed building to have a full structural survey done and make copies available to prospective purchasers.

Insurance companies in the UK remain very unwilling to provide cover for properties which have had problems with subsidence, even if the subsidence has has been tackled and is no longer active. This can make it very difficult to sell such properties. Insurers prepared to offer cover may demand a very large excess. Anyone purchasing a property where there has been subsidence in the past may have to take over the vendor's insurance policy, but this can be beneficial as it eliminates the issue of liability.
