Fast growing small and medium sized companies often confront a situation where they need additional office space, which was not planned for, and the lease charges for this additional space is exorbitant. The rising rents of commercial properties imply that lease negotiations must be completed well in advance so that businesses are not forced to relocate to minimize rental costs. It must be borne in mind that lower rents elsewhere do not necessarily mean availability of adequate amenities that the businesses enjoy at their present accommodation.
