Britain is benefitting the most from interest rates that have lowered worldwide, due to a high percentage of floating interest rates in Britain. House buyers in Britain benefit directly from lower interest rates, while those in the US have to refinance their mortgages.

The 'wealth effect' may be stronger in housing markets than in stockmarkets, according to a new study by Karl Case, John Quigley and Robert Shiller. The study found that in 1982-99, the wealth effect from housing was twice as big as the stockmarket effect.

The UK housing market is booming, with house prices predicted to rise by 11% in the year to 4th qtr 2001. However, lower inflation means that buyers are now repaying debt much more slowly than in the past and making lower gains.
