Property business drives Swire Pacific's transformation

Swire Pacific Ltd has acquired a dominant seat of Japan's local property markets as it continues to be the leading British trading house in the country. Although the company experienced sharp declines in its non-property businesses, Swire's profit margin for properties have expanded, accounting for about 90% of its total revenues. The company benefitted much from the regional currency crises, which forced the value of land properties to decline, thereby increasing Swire's operating capital.

Currency crisis puts a damper on Asian property expo

Delegates at the MIPIM Asia, a real estate industry exposition held annually, were generally sober due to fears that the recent plunge of Southeast Asian currencies may result in fewer available funds. Property agencies say some of their clients have put projects on hold pending the stabilization of Asian currencies. Some buyers are optimistic of the turmoil stating bargains that may be available.

Property prices set to fall

Property prices and rents in Hong Kong are slated to fall in early 1998, then remain stable for the remainder of the year, as the market looks for stability to strengthen buyer trust, Brooke Hillier Parker projects. The company added that office prices on average dropped 15% in 1997, but rents jumped 6%. Average residential prices posted a 9% overall gain in 1997.
