Blythswood and Charlotte: the gap is narrowing

Edinburgh, Scotland, is arguably the second most important financial center in the UK after London, but Glasgow poses strong competition and may succeed Edinburgh in importance by the 21st century. A new record of 19 pounds sterling per square foot of office space has been reached in Glasgow, but it is short of the 26 pounds per square foot obtained by an Edinburgh development, which is a reflection of that city's greater importance as a financial center. However, Glasgow is attracting several new financial start-ups, including TSB Mortgages, Clydesdale Bank Access, and the Student Loan Co. In addition, Britannia Life Insurance is establishing its headquarters in Glasgow. Glasgow has an advantage over Edinburgh in that there is a new generation of job-seekers looking for employment in the financial services sector, whereas the Edinburgh labor force is already settled into jobs.

Taking a line of lease resistance
Article Abstract:
Tenant attitudes toward the traditional 25-year, full repairing and insuring (FRI) lease are changing. An increasing number of tenants are finding the 25-year lease too inflexible and are opting for shorter leases. Others still secure 25-year leases but demand that 'break options' be included in the agreement so that they could get out of the contract without having to complete the full 25 years. However, there are those who are convinced of the continued viability of the long-term FRI lease. They maintain that there are tenants that find the traditional 25-year lease satisfactory, particularly when offered with such incentives as free fitting out or rent-free periods. There are also landlords that will continue to grant the 25-year lease because they are tied to loan guarantees.

Out of the park?
Article Abstract:
The viability of out-of-town business parks in Scotland is being questioned given the fact that a considerable number of quality business offices remain unlet in the cities. There are some concern that out-of-town accomodation may not be able to compete with high quality city center property available at very competitive rental levels. City commercial property and business park accomodation, however, are not necessarily competing with one another since they each hold a different appeal to clients. There are firms that need to be in the center of the city, and there are those that prefer to be on the periphery of cities. Business offices are no longer being evaluated in terms of their location. The emerging trend is to look at the accomodation's accessibility.
