The Docklands area of London, England has been transformed in the four years to 1996 and this includes transportation improvements as well as more retail outlets. The Jubilee underground railroad extension will be opened in 1998 and this has helped boost sales of real estate in the Canary Wharf part of Docklands. Docklands has financial attractions for companies compared with other parts of London such as the West End and City locations. Potential tenants may be restricted by existing leases and this could limit demand for Docklands space.

Office sector makes good recovery

New, premium quality office space is scarce in London, England and this means there is upward pressure on rents. The recovery in this market is geared to pre-lets and led by demand since there is not enough funding for specualtive developments. Rent-free periods have been reduced in central London. South western and western London have had an oversupply but this has changed with little new office space available in 1996. Activity outside London has tended to be slower and demand is less strong in manchester than in southern England.

Overseas investors still love London
Article Abstract:
The UK real estate industry attracts investment from abroad, and this is especially true for London, England. Overseas sources accounted for 59% of the 2.438 billion pounds sterling invested in the central London market in 1993. Arab investors became important from the 1980s, and Japanese investment was important in the late 1980s but has since declined. German investors have become important in the two years to 1995. Rents in central London look set to rise and this could attract more investment.
