SPAIN: BOOM OF CITY HOTELS

In Spain, city hotels business is increasing, partly due to the good economic trend and specially in Barcelona and Madrid, although cities as Valencia, Bilbao and Malaga are also expanding their offer. In Madrid, average occupation amounted to 74.3% and room yield rose in 1999 12.8% on 1998 to Pta 16,138. Conventions and meetings moved 548,000 visitors in 2,671 meetings (+54.13%). In Barcelona, average occupation represented 80% and room yield rose 27.1% to Pta 18,468. Night stays of business visitors expanded 5.97% to 1,225,335. Most hotel chains project to invest in new city hotels. NH Hoteles projects to foster its leading position (83 city hotels) with new three-star and four-star hotels, as well as with budget units NH Express (three to be opened in 2000). Expansion of Sol Melia will focus in cities in Basque Country, Extremadura and Cantabria, as well as in European cities. In 2000-2001, Tryp projects to develop a five-star hotel in Aviles and seven four-star hotels in other cities. Its plans amount to ten-fifteen inaugurations per year in Spain and other countries. Grupo Barcelo will manage in Seville a five-star hotel. AC Hoteles expects to increase its offer with nine five-star hotels and nine four-star hotels (branded AC) in 2001, as well as with six four-star hotels in 2000.

The ranking of main investors in advertising campaigns in Spain was led in 1999 by mobile telecoms subsidiary of Telefonica, Telefonica Moviles (Pta 13,424mn, +2.61% on 1998), department stores chain El Corte Ingles (Pta 11,855mn, -1.32%); Telefonica (Pta 11,584mn, +35.29%); Procter & Gamble Espana (Pta 10,849mn, +10.68%); Volkswagen-Audi Espana (Pta 9,300mn, +33.11%); Fasa Renault (Pta 8,481mn, +0.67%); Airtel Movil (Pta 8,447mn, +39.86%); Once (Pta 7,040mn, +20.48%); Danone (Pta 6,889mn, 38.26%); Peugeot Talbot (Pta 6,661mn, 20.98%); Coca-Cola (Pta 6,391mn, +19.38%); Opel Espana (Pta 6,113mn, +2.58%); Ford Espana (Pta 6,101mn, +2.17%); Fiat Auto Espana (Pta 6,084mn, +12.38%); Nestle Espana (Pta 5,913mn, -2.56%); and L'Oreal Productos Publico (Pta 5,798mn, +6.98%). Advertising of Internet comanies and portals totalled Pta 14,059mn in 1999 (+600% on 1998), being main investors, according to some sources in the sector, Terra, Ya.com (Jazztel Internet Factory), ad eresMas (Internet portal of Retevision).

SPAIN: FORECAST ON PRICES FOR HOUSING SECTOR

In Spain, during year 2001, the price of new and second hand houses will increase between 6%-9%. At the same time, prices for office building will rise in 5% on city centre areas and between 6.5%-7.5% on outskirts. On the other side, the price of establishments designed for commercial or industrial activities will increase in 8%. According to an study made by Spanish retail bank BBVA around 400,000 new houses will be built during year 2001 (-27.5% on year 2000).
