Retail and leisure property developer Chelverton has operated in the UK since 1990 but moved into Poland in 1995 and into Spain in 1998. The decision to move into Poland was a response to a project opportunity rather than a planned strategy, but it put the company in a good position to take advantage of international developments. The company made profits amounting to 5.3 million pounds sterling on its UK work in 1998. Its current retail and leisure projects in Poland and Spain have a combined size of 417,200 square meters, which is around four times the size of its UK developments.

Industry experts are more positive about future market conditions because of the upturn in house sales and mortgage lending conditions during 1996. The capital growth of the shopping centre sector is expected to reach 4.6%. The retail and office rental sector is expected to rise by over 1.5% each during 1997.

Ashcroft/Paribas start up retail investment vehicle

The new UK Shopping Centre Investor Club being established by Ashcroft Estates and Paribas will invest in UK shopping centres. It will focus on medium-size developments, mainly costing 20-35 million pounds sterling. The two companies, which are particularly keen to attract foreign investors, emphasise that shopping centres have consistently outperformed the market for many years.
