Rental values of office space in Warwickshire, England, are increasing as demand grows, with rents at the Warwick Technology Park achieving 17 pounds sterling per sq ft. The demand for industrial space in Warwickshire is not being met yet developers still seem reluctant to undertake speculative development. The type of industrial buildings in demand depends on the area, with Leamington attracting the automotive industries and distributors looking for space in Rugby. Some new industrial space, on around 3 million sq ft of land, is planned at Prologis Park, Keresley.

Demand for small industrial units has been very strong in the Chelmsford and Colchester, Essex, England, area but secondhand space is proving hard to let. Agents report there are very few large size deals going ahead. They also point out most occupiers want to purchase the freehold on units. Some speculative industrial development is going ahead at Springfield Park. New office space in the town centres is not available but there is some new speculative space being planned for the Colchester Business Park and 27,500 sq ft of new office space is planned for Chelmsford Business Park.

The Rosyth Europarc at Fife and Dunfermline, Scotland, offers both offices and industrial buildings. There has been some speculative development on the site, with the 20,000 sq ft of office space creating interest from local firms and call centre businesses. Fife and Dunfermline have suffered in the past due to the single bridge linking the towns to Edinburgh which causes traffic congestion. The traffic problems also affect the town centre businesses in Dunfermline. Many people had been concerned when the Hyundai company decided not to use its newly built plant.
