Inspire investors or face a bleak future

Property companies will be under threat if they do not find ways of increasing the number of fund managers willing to invest in their shares. Schroders Corporate Finance Director James Bardrick points investors expect to make a return of no less than 15% per year. To encourage investors to invest in property shares property firms could sell added services along with renting out their properties, in order to increase profits. Smaller property firms may choose to join together. Whilst others may find it preferable to specialize in particular types of property.

A home grown hopeful

Hammerson's newly appointed Chief Executive John Richards understands he will be judged on his performance almost immediately. Richards replaces Ron Spinney who has been seen as responsible for making Hammerson into a more profitable company and helping to weather the recession. Hammerson is involved with 700 million pounds sterling worth of developments. Its total assets, mainly in shopping centres and offices, are valued at 2.2 billion pounds sterling. Richards is due to take up his new role in Oct 1999.
