About 55% of Jersey's 1.35 billion pounds sterling gross domestic product is produced by the financial sector in 1998. The retail development sector of Jersey has remained almost static from 1988 to 1998, at about 200 pounds sterling per square metre. Office rental increased from about 900 pounds sterling per square metre in 1998 to about 1,200 pounds sterling per square metre in 1998. The island's low employment rate and strong financial sector have driven demand for office space.

The property market of Cardiff, Wales is benefitting from the close location of the new Welsh Assembly building to be constructed at Cardiff Bay during 1999. There is high demand for quality office space in prime locations, although many firms seeking relocation are grant assisted. The abundance of labour and grant assisted development schemes has lead to a high level of interest from firms seeking to locate call centres in Cardiff.
