Article Abstract:

A study of Manchester, England, office market has found some 65% of available office buildings are secondhand, with 22% of offices in new developments. Vacancy levels have fallen to 11.45% from 12.9%. Rents in South Manchester have reached 16.50 pounds sterling per sq ft whilst in Salford Quays they have remained stable at about 12.50 pounds sterling per sq ft. Some 60% of the 1.47 million sq ft of office space, taken up in 1997, was in the city centre. Southern Manchester experienced a decline in take up, amounting to 29% of the total number of offices rented, in 1997.

The Morrice Partnership Owner Richard Morrice uses serviced offices because he wants to be able to move easily and he does not not to spend time arranging services. The communication and marketing enterprise has been growing at such a rate Morrice has had to review his accommodation needs regularly. In the Tower Court business centre, York, England, Morrice initially had some 250 sq ft of space which has been expanded to 430 sq ft. Morrice plans to open an office in southern England during 1999 and by the end of 2000 he anticipates he will have 25 outlets.
