United Bank of Kuwait (UBK) is involved in the UK real estate market which accounts for some 50% of the bank's UK loans. The bank aims to enter and leave markets before the competition. UBK is prepared to support real estate projcts without tenants, unlike many lenders operating in the UK. The bank specialises in portfolio funding and can obtain good returns since other banks tend to avoid this area. UBK also has opportunities to become involved in mezzanine finance.

The UK property investment market will see a rise in demand in 1996, according to the most recent Investment Property Forum/Estates Gazette survey. Those surveyed predict total returns of some 11.4% for 1996 and 12.5% for 1997: in 1995, total property returns came to only 4.1%. Some 92% of respondents plan to invest in retail property in the next few months, although around 73% will sell office properties.

Representatives from the property industry are predicting growth in the market during 1996, following the favourable economic conditions set up in the Nov. 1995 budget. Gilt yield reductions are expected to stimulate capital values. Evaluations are becoming more realistic and are closer to achievable sale prices. Property sales are expected to become more active during the early part of 1996.
