The disposal of excess corporate properties is important but difficult to accomplish. The employment of creative techniques are therefore necessary. The simple listing of a property and its advertisement, while effective for other kinds of real estate, would be sorely inadequate in attracting sales. The successful marketing of surplus properties would depend on such techniques as peer networking, use of vendor relationships, full physical and legal knowledge of the properties, use of employees' talents and availability of consultancy services.

Surplus corporate properties: leveraging the obvious
Article Abstract:
Hard-to-sell corporate properties can be repackaged for alternative uses by real estate agents and successfully sold. Such properties may either be too big for the market, contain too much excess land or have grown stale because of non-takers. These properties can be marketed in several ways. The owner could find new uses for the property, rent out the facility, subdivide the building for many users, sell the edifice to a partial user or transform surplus land into other uses.

Some corporate real estate and facility planning managers are developing partnered alliances with their service providers to create cost and schedule performance improvements. Alliance relationships support the contention that each partner significantly benefits because of its relationship with the other.
