The industrial property market in the West Midlands is set to see considerable movement in the foreseeable future. This will particularly be the result of significant changes in the car manufacturing sector. Inquiries from this sector continue to rise, especially from component manufacturers needing to be near their customers. Demand for industrial accommodation is set to be 185,800 sq mt in central Birmingham and the West Midlands in the period to mid-1997.

UK business parks have created a lot of interest among investors. In December 1995 investments in the sector by Investment Property Databank investors were 773 million pounds sterling versus 141 million in 1986, according to Strutt and Parker/Investment Property Databank's 'The Business Park Index'. According to Strutt and Parker, business parks appear to be a better investment than city centre property or office parks.

Crossing to new sites

Demand for industrial buildings in the Bristol area is likely to be boosted by the completion of the Second Severn Crossing in spring 1996, which will create new development opportunities. Around 1.4 million sq ft was taken up in 1994, but this level is unlikely to be reached in 1995. There is particular demand for distribution space, although there are also inquiries from large manufacturers.
