Schroder Properties believes that there are considerable benefits to be gained from its move into speculative building, according to managing director William Hill. The 400 million pounds sterling Schroders Exempt Property Unit Trust fund has seen 10 projects get underway since it was set up in 1993, with the largest being the redevelopment of Borax House in Victoria, London. The company is not only focusing on traditional institutional investment sectors, but has also moved into new areas, such as the factory outlet shopping centre sector.

The property sector received large-scale investment in the first half of 1994, with particular interest from life funds, according to the 20th annual survey of investors and lenders by DTZ Debenham Thorpe. However, the sector experienced a slow-down in the second half of 1994. For the full year, overall net investment was 1.7 billion pounds sterling. Institutional property investment is predicted to be considerably lower in 1995 than in 1994.

Market starts in BZW derivative

Leading investment institutions have shown support for Property Index Futures, the new property derivative from BZW which is now being launched following three months of test-marketing. Investors wishing to gamble on movements in the IPD Annual Capital Growth Index can now make use of two contracts, one which expires in Dec 1997 and the other in Dec 1998.
