Article Abstract:
The Docklands, London, England, area has experienced increasing popularity as a location for offices, with rents in the south of the Isle of Dogs at 16 pounds sterling per sq ft in 1998, from 9.50 pounds sterling in 1997. Demand for space is likely to rise even more when the Jubilee Line extension is completed. More than 30 firms are located at Canary Wharf. Some speculative development is planned for the area due to the continuing demand. Many have been prelet before completion. A number of companies have chosen to move to Canary Wharf in preference to locating their offices in the City.

The amount of office space available for rent in and around London, England, fell during 1996, and prices started to rise. There were 483,080 square metres of office space available in Central London at the end of 1996, which represents a fall of about 20% during the year. Prime space in the West End of London achieved annual rents of nearly 500 pounds sterling per square meter. There has been little office construction in the city suburbs and surrounding towns so, with good office space in short supply, prices have risen in most outlying areas.

The availability of office space in Victoria and Westminster, London, England, cannot satisfy demand. A number of new businesses are moving in to offices in Victoria traditionally the location of government departments and oil companies. Rents for properties in Victoria are around 70% of those demanded in the West End, London, England. Office developers find it difficult to organise financial backing for speculative building schemes but prospective occupiers want to be sure work will go ahead before preletting.
