The construction of the M50 ring road around Dublin, Ireland, has played a key role in boosting the city's industrial property market. Take-up has risen dramatically to more than 185,800 sq mt a year, and there are now very few sites available on the south-western rim of the M50, where industrial occupiers initially focused their attention. There is development potential on the southermost section of the M50, which is due to open by the end of the 1990s, but this land will probably attract office developers.

Little speculative development is occuring in Warrington and Runcorn, England, even though there is an increasing demand for large industrial properties. Property companies do not want to commit to heavy investment without a previous agreement to short-term leased properties. British Telecommunications PLC will lease the Gemini Building on Gemini Business Park for approximately 34 pounds sterling per square foot. More leading names are expected to rent property in the park.

A mystery of two Highland flings

Highlands and Islands Enterprise, enterprise company, has given planning consent for an industrial development in Inverness, Scotland. Consent was granted to a mystery US biomedical company. The 50,000 sq ft development will be built at Beechwood Business Park. The venture may create up to 375 jobs over three years.
