Thurrock, England, has become a very popular site for distribution companies to set up their businesses. Part of its popularity is due to local authority attitudes which welcome distribution companies. There are also large tracts of land available. The Lakeside shopping development has caused some traffic problems which should be partially resolved by the planned work on the A13 road. A speculative building development of five buildings is planned for the Lakeside Distribution Centre. The land for the new development cost 330,000 pounds sterling per acre.

The retail market in Grays, England, has suffered greatly from competition from the Lakeside retail development in Thurrock. Local authorities are trying to restore confidence in the town by encouraging new commercial businesses. Manufacturing tends to be focused on old style industries. Tilbury, England, has fared better, with new investment in the port area and an almost completed intermodal rail terminal costing 7 million pounds sterling. Distribution companies are also moving into the area and 20 acres of land is likely to released for development.
