The Glaxo Wellcome PLC new headquarters (HQ) had to fulfill a strict criteria of being a modern and open style of building on three floors yet had sufficient space for 200 workers. The 70,000 sq ft Glaxo Wellcome House West cost 16.7 million pounds sterling and took from Feb 1996 to Dec 1997 to complete. The company chose Greenford, near London, England, due to its location near the A40 road. The HQ is on a 22 acre site which the company had already built a large laboratory facility. The building will serve as the worldwide HQ for the merged company. Glaxo took over Wellcome in 1995.

Local agents suggest the demand for office space in Manchester, England, is coming from middle sized professional companies. Others report demand for prime offices, at 20 pounds sterling per sq ft, is fairly slow. Manchester had been suffering from too much office space, with three new buildings remaining empty, in 1997. Some of the older offices are being converted into leisure facilities. The secondhand market is experiencing increasing interest for good quality refurbished offices. Many of the larger deals have been from companies moving into new offices within the city.

It is common in the UK for call center operators to occupy high-specification office buildings and pay large rents. However, there can be a number of disadvantages with using office buildings as call centers, including the fact that a call center places very heavy demands on car-parking allocation. It may be preferable to occupy industrial units, which offer a high level of flexibility and large floorplates. However, industrial units are often in unsuitable locations and may lack internal and external security.
