Insurance cover for damage to the environment
Article Abstract:
The UK insurance industry currently includes cover for sudden and unexpected environmental damage in its general liability policies, despite the fact that meeting such claims can be extremely expensive. However, if UK insurers follow the example of their US counterparts and remove cover for sudden and accidental pollution, the property industry would be inadequately protected. The alternative solutions facing the UK insurance market are discussed, including specialist policy options.

Failure to provide adequate insurance for commercial property can be dangerous and costly, particularly for landlords, tenants, mortgagees and buyers. It should be emphasized that an insurance policy is an indemnity contract obliging the insurer to pay a sum equal to, and not more than, the amount of the insured's loss. The consequences of underinsurance are discussed.

The confusion surrounding mortgage indemnity guarantee (MIG) policy has been cleared up. Borrowers were previously charged a premium for the insurance, and therefore thought they were insured. Now it is called an additional mortgage security fee. Now, many lenders charge a high percentage advance on loans over 75%.
