The Estates Gazette-Akeler round table discussion group on office design included a number of design experts and office occupiers. Some experts pointed out occupiers could only become involved in office design if they were able to understand technical aspects of design. Many occupiers had difficulty in anticipating what their office needs would be in the future. It was suggested the cost of offices will decrease with the introduction of new materials and technology. It was pointed out by one observer some 90% of clients preferred to take over a building once it had been built.

Article Abstract:
It is often difficult to find tenants for poor quality commercial buildings although by offering prospective occupiers flexible leases the chances of finding a tenant will be enhanced. A tenant of a poor quality building must protect themselves from unscrupulous landlords who may try to claim unfairly for damage to the building. The landlord of the property must ensure tenants with short leases are charged for dilapidations before they are due to leave the property. Contracted-out tenancies may protect landlords who fear tenants will not move out when the lease is at an end.

Travelling the right road
Article Abstract:
A study of firms occupying office buildings in the Cherwell district, Oxfordshire, England, found 63% felt their business would increase during 2000-2002. Some 67% of the firms were planning to extend their businesses. A very large majority of the participants felt Cherwell was a very good location for their business and 90% were happy with their office buildings. The participants did have some concerns, such as the shortage of labour and over transportation problems. Some 200 firms took part in the study from a variety of businesses.
