Article Abstract:
The Landlord and Tenant (Covenant) Act 1995 has had a mixed reception, and its impact on practice in the area of landlord and tenant relations remains unclear so far. However, it is widely agreed that it is a workable piece of legislation. It moves away from the problems traditionally associated with landlord and tenant law, and sets the commercial lease on a completely different footing.

Is the guarantor on the hook?
Article Abstract:
The UK's Landlord and Tenants (Covenants) Act 1995 limits tenants' liability period to their landlord to their residency period plus the tenancy period of their immediate successor, if an authorised guarantee agreement is given. Contrasting views on whether contractual guarantors can be required to support an authorised guarantee agreement are presented.

The end is nigh
Article Abstract:
The Landlord and Tenant (Covenants) Bill 1995 may take effect by the end of 1995. It will relieve previous tenants from liability for some lease variations in existing and new leases. It will also eliminate privity of contract concerning new leases.
