The real estate industry in Sutton, England, has been affected by competition from the neighbouring towns of Kingston and Croydon, but is showing signs of recovery. Inexpensive office space can be found in Sutton and this is true for prime locations such as the Chancery House development at St Nicholas Way, Sutton. The St Nicholas Centre dominates the market for retail real estate in Sutton with lettings in 1995 including National Westminister Bank.

There is a growing shortage of office space in Mayfair, and this is leading to increasing interest in the area north of Oxford Street. This has traditionally been the least dynamic sector of the West End property market, but a number of deals have been completed recently. Recent research indicates that the area north of Oxford Street has the largest supply of offices in the West End, with availability at 1.5 million sq ft at the end of Mar 1995.
