Prudential, UK insurance group, is planning a business park next to the M4, just outside Reading, UK. The insurer has appointed Foster and Partners, architects, to plan the project, and may form a joint venture for the development. The demands of tenants have changed since business parks were pioneered in the mid-1980s, according to the development manager, Mike Rolls. Administration accounts for around 50% of business parks, computer centres 10%-15%, and sales and service around 40%, according to DTZ Debenham Thorpe, estate agent.

Shifting political ground
Article Abstract:
There could be very strong demand for office accommodation in Victoria and Westminster as government interest in quality office space increases, and demand may rise even further if a new Labour government promotes investment in the public sector. A number of large deals have recently been completed, and negotiations are still underway with several government bodies. In Victoria, 60% of the 972,350 sq ft being built or refurbished is accounted for by government prelets.

An absolutely fabulous future?
Article Abstract:
The office property market in Soho is still largely dependent on the media industry, with advertising agencies competing for the most attractive accommodation. There is considerable latent demand from media and television, but a lot of this is from larger companies. A large part of Soho is a conservation area, and the buildings are not big enough for most potential occupiers. This may force them to look elsewhere.
