The real estate market in Birmingham, England, should benefit from approval for Blythe Valley Park, to cope with increasing demand for good quality business units. New road links will have to be set up before the full area available at Blythe Valley can be released. Agents are advising the local council on selecting a developer. Secondhand space is less affected by possible shortages, and rents have fallen in the 1990s, with some occupiers left with overrented real estate.

The Shropshire and Staffordshire regions of the UK are attracting companies largely because of the ease of communication. For example, the town of Telford is bisected by the M54 motorway, and has an unstressed road network and under-used infrastructure. Many Japanese firms have also been attracted to Telford by the town's business park environment and its cheapness relative to Japan.

Trying to get the answers right

University and college estate management courses are being studied by more and more students. The number of courses with RICS-accreditation has increased from 28 a decade ago to 56 now. Some agents believe that universities should give their courses a wider business angle, as current courses are too restricted.
