A shortage of space for office property development has emerged in Cheltenham, England, during 1998. The only large vacant space in the centre of the town is St James House in St James Square, previously occupied by Mercantile & General. Some observers believe that the lack of office space will have a negative impact on employment in Cheltenham, possibly even making it into a dormitory town. Planned developments include 16,722 sq mt of offices, distribution and industrial space by Ashville Group at Ashville Business Park.

The office market in Cheltenham is currently suffering from an imbalance between supply and demand. There is a considerable amount of space available, but not much of it is the modern, open-plan space with good car parking which potential occupiers are seeking. Most tenants are not prepared to commit themselves to long leases, and this makes it unfeasible to undertake development work. In the industrial sector, potential occupiers are finding that there are very few buildings to choose from.

Closing doors
Article Abstract:
There is currently only limited demand for office accommodation in the town of Cheltenham, England. However, agents believe that there are now early indications of demand rising. At present, the town has around 32,500 sq mt of available offices, with around half the space being in converted Regency houses. There are few large office units, with the largest currently available being the 6,066 sq mt Cheltenham House in Clarence Street.
