Pedestrianisation has had a mixed impact on the property market in Reading, England. Some areas have been revitalised, while in other areas there are many properties standing empty. The town's retail sector is likely to be boosted by BICC Developments' Oracle shopping centre, which has been planned for almost 10 years. Peripheral retail areas may well see a shift towards other uses, especially leisure. Reading's out-of-town market remains strong, especially between junctions 11 and 13 of the M4.

The property market in Ipswich, England, had a disappointing first half of 1996, but it could be boosted by several new development proposals. The council believes that commercial development holds the key to the town's future growth. It has therefore proposed two major projects: the 8.1 hectare out-of-town Ipswich Business Park; and the redevelopment of the derelict area around the port.
