Planners trigger new slant on mixed-use

Many practitioners in the UK property industry are starting to lose their traditional dislike of mixed-use schemes, partly due to changes in UK planning policy. Until recently, planners preferred to follow a 'zoning' approach, while agents, landlords and even tenants believed mixed-use properties were more problematic. However, occupiers are now becoming away of the economic benefits of combining different parts of their business on one site, while planning guidelines now specifically encourage mixed-used developments.

The East Midlands is one of the UK's fastest growing regions, with 22% population growth between 1961 and 1992. The area is dominated by blue-collar jobs with 23.6% skilled manual, 17% partly skilled, and 6.3% unskilled. Professional jobs total 4%, skilled non-manual total 19.9% and managerial and technical total 26.1%. Manufacturing accounts for 24.8% of the workforce, and the service industry takes 48.9%.

Article Abstract:
Wales is currently enjoying high levels of inward investment. The investment programme is led by the Welsh Development Agency. Wales accounts for as much as 20% of inward investment in the UK, whilst accounting for just 5% of the total population. The value of Cardiff's economy is predicted to increase by 3.4% per year between 1993-1999.
