Port operators harbour wider ambitions
Article Abstract:
Associated British Ports (ABP) have undertaken the development of its own distribution centres at several locations in the UK. The management of ABP feel that they have an extensive knowledge of their customers' requirements and therefore can construct the most appropriate buildings. Land around the port can be in short supply due to environmental restrictions and the claims of alternative development projects such as residential properties. The management of ABP are working with local construction companies to build a mixture of industrial, retail and residential properties around the ports.

The mixed-use Harbourside scheme planned by property development concern Crest Nicholson for the centre of Bristol, England, is similar to many other mixed-use projects undertaken by the company in the past. However, it is much larger in scale, covering 37,160 sq mt of residential units, 21,367 sq mt of leisure and 23,225 sq mt of offices. The company places considerable emphasis on mixed-used, but this approach seems to bring risks for a company which is a trader rather than an investor.

Associated British Ports has reestablished links between two of its ports and the rail network in response to the increasing popularity of rail freight. The Port of Liverpool is developing new links with the railway along with Tees and Hartlepool Port Authority which has spent 6.5 million pounds sterling on improving rail facilities. In the past ports and the rail network were always linked. Some observers point out any new ports should have links with the railways.
