Some local agents point out demand for industrial space in the south of the Thames will improve once occupiers are aware of the opportunities in the area. Other agents suggest the area around the M25 in Kent, England, is becoming more popular due to a number of reasons, such as the good transportation links, cheaper property, a good supply of workers, the Bluewater shopping centre and the large sized plots. Some developments are yet to be built but Prologis Kingspark has gone ahead with its 102,600 sq ft industrial development in Crayford.

The industrial property market in Bristol, UK, is complex. New lettings in early 1999 have declined, but this is due to lack of appropriate property rather than decreased demand. Developers are undertaking speculative development, but this will take some time to reach the market so there could be a 1 million square feet shortfall in 1999. Speculative proposals chiefly concern buildings of less than 30,000 square feet, but Burford Group has a property available of 100,000 square feet in Avonmouth. Rents are higher in 1999 than in 1998.

The Hampshire port towns of Southampton and Portsmouth have a shortage of good industrial and warehouse space. The two ports have over two million square feet of available industrial space, but two-thirds of this is of secondary quality, and less than 10% is new property. The situation is particularly affecting the existing occupiers who need more space for business growth. Rents for good property are around 5.75 pounds sterling per square foot, and agents anticipate a rise of 6-8% over 18 months.
