Article Abstract:
There are now 1,300 call centres in the UK, but property investors have still not really accepted call centres as a market sector. The main problem is assessing the prospects for rental growth. It is also clear that property developers are generally failing to meet the needs of call centre operators. Call centre operators need raised floors, very large floorplates and extensive air-conditioning, but cannot afford prime city centre office property. Some call centres are operating from shed-type buildings, while others resemble offices.

Scheme brewing
Article Abstract:
Brewer Guinness is to link with property developer London & Regional Properties to convert a 24.3 ha area of its site at Park Royal, London, England, into an office complex. Work is scheduled to begin in early 1999, being phased over seven years. Guinness plans to take the first finished building as its headquarters, and will not undertake speculative development. Park Royal is made up mainly of industrial land, and will still be the most significant single industrial site in west London.
