Article Abstract:
Around 988,000 sq ft of occupied office space in the City of London, England, has been identified as needing redevelopment work before it could be relet. A number of firms are looking to relocate due to mergers and the need to cut costs by reorganizing their office needs. It has been predicted some 4.7 million sq ft of secondhand space, which may become vacant during 1999-2004, would be of the best quality. Although few of the buildings will be large enough to house the headquarters of firms. Some second-hand office space may be converted to retail outlets or hotels.

Demand for office buildings in the West End of London, England, remains unsatisfied in some areas, such as Mayfair. The area suffers from a having a number of conservation properties which are no longer popular with occupiers and cannot be altered due to planning restrictions. Some office buildings have been converted into residential properties. Second hand properties are gaining in popularity causing their rents to rise. Very little speculative development has gone ahead partly due to the the unavailability of sites.

Talking about a revolution
Article Abstract:
Local property agents suggest there are very few speculative office projects going ahead in the area around the City of London, England, as developers have found it hard to raise funding from the banks. There is concern there are too few developments to meet the growing need for office space in the area. The fringes around the City of London is becoming a popular location for communications and Internet companies due to their need to be near customers in the City and because rents are lower in the fringes.
