Article Abstract:
The introduction of just-in-time delivery (JIT) services has influenced the location requirements of some distribution companies. They need their warehouses to not only be near retail outlets but also close to the centres of production. Greenfield land is most likely to provide distribution companies with the location they require. Warehouses operating a JIT service have specific building requirements which secondhand or speculative space is unlikely to fulfill. Just-in-time products are ordered when they are needed, with the retail outlet or warehouse maintaining as little stock as possible.

Article Abstract:
Changes in how firms manage the distribution of their goods are having a significant impact on the design of warehouses. One such trend is for retailers to carry only a minimum of stock while at the same time expecting manufacturers to hold more stock: this means that manufacturers need larger storage areas. There is also growing use of high-bay warehouses this in turn means there is increasing use of automated equipment. When designing a warehouse, firms should ensure they have no bottlenecks, and allow flexibility in case they want to assign the lease in future.
