The new ruling by the UK government which obliges the Land Registry to include the purchase price of properties on the register will also include transactions for commercial buildings. The new ruling is due to become law from Apr. 01, 2000. But the policy may cause problems for the commercial market as the true value of a property is unlikely to be put on the register. Anyone referring to the Registry will therefore be unsure if the figures are correct. The government had hoped changes in policy would make house purchasing easier.

New legislation must be introduced by the UK government to try to stamp out the practice of gazumping in the house buying market. A government consultation on the practice has failed to come up with really creditable alternatives to a system which is open to misuse. Enforcing a penalty system on those who willing break house chains for more money may deter some people, although a national survey of house buyers found an increased offer of 20,000 pounds sterling would persuade up to 62% of house sellers to break the chain.

We should not be held to ransom
Article Abstract:
Issues concerning compulsory purchase procedures in England are discussed. The practice of speculators buying sites which limit the development of other property, or so called ransom sites, and methods of reducing the practice, are explored.
