The Netherlands market is well distributed amongst the cities of Amsterdam, Rotterdam, the Hague and Otrecht. Amsterdam is the financial center with heavy action in peripheral development. Rotterdam is the largest city, and is suffering from a dirth of offices. This shortage was caused by the city's building moratorium, which was recently lifted. Major redevelopment is scheduled for Rotterdam, near its central railroad station. The public sector impresses a strong demand on office space in the Hague. Investments in the Netherlands are attractive now because of government efforts to curtail inflation and spending.

The changing outlook of commercial real estate owners and investors are discussed. Due to the glut in the market, properties are being assessed on a short-term basis, with valuations based on present rather than expected markets. For the longer-term considerations, owners have reset their pay back periods from the previous 3 to 7 years to 10 years or more. The purchasing patterns of the major buyers of real estate such as banks and pension funds are explained and the status of the residential, industrial, retail and office spaces property sectors are discussed.

Real estate on Long Island, New York is reviewed in all categories. A quickening economy is fostering new growth. However, no one is predicting the return of high rates of growth witnessed in the 60s and 70s. Steady, slower growth is anticipated. The hotel sector is picking up nicely. The large quantity of office space coming onto the market is raising concerns. Numerous real estate projects are reviewed. As the conventional mortgage rates have dropped, financing has become easier.
