Some industry experts suggest the boom in the UK hotel industry will continue until the year 2001. Demand for hotels, with around 50 bedrooms, is high. The value of hotel properties has grown by 25%, since 1996, but is unlikely to suddenly increase. Some observers suggest the profit margin on a hotel property helps to determine its price. Real estate investment trusts (REITs), from the US, are increasingly investing in the UK hotel sector. They are mainly looking at hotels which can be developed into a chain. REITs are able to offer higher prices due to their tax advantages.

The UK hotel sector is attracting considerable investment as a process of consolidation takes place. It is becoming more common for hotel groups to expand through management or leasehold contracts, making capital available for further growth and refurbishment. Hoteliers are now more willing to meet calls from investors for long leases, strong covenants and rent reviews involving only rent rises. Property agents believe that the hotel sector is now in a strong position to deal with any economic downturn.

Article Abstract:
The possibility of economic decline in the UK is the most pressing concern for 34% of the private hoteliers surveyed by Chesterton. The next most significant concern is rising business costs, cited by 22% of those surveyed. There is not an overall lack of business confidence among private hoteliers, but there are some indications of uncertainty. Only 47% of respondents believed that their property had risen in value, while 37% felt that values had remained unchanged and 15% felt values had fallen.
