Local property agents point out the construction the A13 link road, Essex, England, will open up the area for development. Many firms move to the north-eastern area of the M25 if they wish to trade with Europe. The demand for both distribution and industrial space is high, with rents achieving 6.75 pounds sterling per sq ft on the Spires development. Yet little speculative development is going ahead. Some occupiers are looking in Essex for large sites to develop retail sheds because of the availability of labour, good transportation and inexpensive land.

Local agents report there is a shortage of high quality secondhand industrial buildings in Manchester, England. There are few new buildings being built which contributes to the creation of a lively secondhand market. Many occupiers are looking to buy their own buildings leading to companies having to compete for good quality sites. Rents for secondhand buildings are rising up to 3.50 pounds sterling per sq ft. Distribution companies look for space which is in a good location, such as near a motorway.
