Too little too late
Article Abstract:
Evidence is emerging that the UK Landlord and Tenant (Covenants) Act of 1995 has failed to meet its main objective of improving the position of business tenants. The Act abolished privity of contract and was intended to release small businesses from the worry of being pursued by landlords long after they had vacated buildings, but the ways in which leases are now being worded to protect landlords puts tenants in a worse position than they were prior to the Act. The 1995 Act should be removed and the 1927 Tenant and Landlord Act amended to include an implied reasonability qualification.

Getting in on the Act
Article Abstract:
The UK's Housing Act 1996 establishes detailed procedures for the sale at auction of a privately owned block of flats. The tenants of the flats are given the opportunity to purchase the block, but if they choose not to take up this opportunity the landlord may then dispose of his or her interest at auction. The Act makes it an offence for the landlord to dispose of the property without having first served notice to the tenants. The legislation is a positive step because it gives landlords greater flexibility in the way in which they can dispose of properties.
