Article Abstract:
The UK's quoted property companies are showing considerable strength, with eight of the top 10 companies having outperformed the IPD annual index since 1995. The larger concerns seem to have been outperforming the institutions in terms of direct property portfolio performance mainly because property companies are more active managers of their portfolios. They are therefore benefiting more directly from changes in market dynamics. In a rising market, property companies are able to gear their property investment decisions, with borrowings being used to additional advantage.

Glimmers of light in the darkness
Article Abstract:
Many UK banks made large sums of money available for speculative property developments in the late 1980s, but later regretted this, as they built up a heavy burden of bad debts. However, there are now signs that they are prepared to risk speculative lending once more. The sector is becoming much more competitive, and this is pushing margins down to around 1% or less.

Staking out the future

Surveying company Conrad Ritblat Sinclair Goldsmith has invested around 27 million pounds sterling since 1993 in buying properties. The company also offers a property management service for clients, including property company British Land. Future plans include the setting up of joint ventures and acquiring equity stakes in buildings that it manages for partners.
