Welwyn Garden City, Hertfordshire, England, is experiencing some speculative office development as rents rise. There is an increasing shortage of office space in Watford, Hertfordshire, and the several speculative developments in progress will not fulfill demand. Yet there is plenty of available land. Rickmansworth, Hertfordshire, is also facing a high level of demand for office space. But office developers are finding they are having to compete with house developers for good sites. Local agents estimate St Albans, Hertfordshire, has only 37,000 sq ft of vacant office space.

Office development in Redhill, Surrey, England is buoyant but some buildings, such as Crown House, Gloucester Road, have not found an occupier since being completed in autumn 1997. Some speculative office building is waiting for consent at Station Road, it will comprise of 44,000 sq ft of new office space. A second 109,500 sq ft office development at High Street, Redhill, is also under consideration. The area was set aside by the local authorities for retail development but observers suggest the plans will be passed and work should be finished by winter 2001.

Some property experts suggest rents for office buildings in Dublin, Republic of Ireland, will continue to rise as competition for space increases. A number of office developments are under construction, such as at Parkwest business park, but some 65,000 sq ft of space has already been leased at 12.50 Irish pounds per sq ft. There is concern the speculative building underway will not reduce the demand for good quality properties. The number of vacant buildings in Dublin has fallen to 3% in 1998 from 13.4% in 1993.
