Braintree, Essex, has faced competition from Chelmsford and Colchester, as well as Romford and Ilford further down the A12. However two new developments include a planning application by Wyebrook Developments for a retail and leisure village at Chapel Hill, and Countryside Group's infrastructure works at Great Notely business park. In Brentwood, BT has chosen to locate its regional base, one of the largest ever office deals in the region. Ilford is also offering a good supply of space, and Billericay provides an alternative to Brentwood and Basildon.

Scottish property laws differ from those in England and the outcome of court cases regarding property law is often different. Gazumping does not usually occur in Scotland, particularly in the housing market where bids are submitted to the property owner who then accepts the highest. There is no Landlord and Tenant Act in Scotland and judges are often far more practical in treating landlord and tenant disputes. A Scottish judge will ensure a clause is carried out, whilst in England the judge will often give the wronged party cost damages.
