When 'village' means out-of-town

The factory outlet concept is creating problems for UK rating surveyors trying to establish a fair rating system. Factory outlet villages, purpose-built developments in which retailers sell stock at reduced prices, have been developing in the UK since 1993. Landlords often charge rents based on turnover each month, due to the speculative nature of the operation, but base rents are also involved, and stronger tenants may be able to negotiate different terms. Valuers have to analyse these and other rent influences and also consider the warehouse market locally and the whole retail market.

The UK restaurant industry is experiencing a period of strong growth, but some smaller businesses should exercise caution, say experts. Some of the larger chains are expected to collapse under artificially inflated market conditions. Rents are at their highest in some areas of the UK. Top sites in Manchester, England, are reaching 215 pounds sterling per square meter. The large chains are dominating the rush for premises in areas outside London.
