Acquiring and restructuring nonperforming commercial loans
Article Abstract:
Real estate and financial services industries' perennial problem introduces the possibility of creating promising investment returns through restructuring and acquisition of nonperforming mortgage loans secured by initial liens on commercial real estate. The face value of the financial service industry's real estate mortgage loan portfolio is calculated at over $700 billion. Several banking institutions and insurance companies look for systems to strengthen their balance sheets before losses appear in their mortgage loan portfolios.

The losses from the savings & loan fiasco are believed to cost US taxpayers $500 million. The Financial Institution Reform, Recovery and Enforcement Act of 1989 enacted to clean up S&L transactions, only made it extremely difficult for legitimate borrowers to obtain loans for their honest-to-goodness business. The financial industry's failure make overhauling imperative.
