The commercial real estate industry's cycle is analyzed. Hotels are probably the best indicators of the cycle. It is difficult to find willing lenders, when evidence of excess demand for hotels first appears. It is often late in the business cycle before the hotel sector's profitability becomes widely evident, so investment money often flows into the market belatedly.

An analysis of business cycle in office markets in Germany is presented. An analysis of the behavior of the investors in office markets is also presented. Alternative methods to curtail the wild fluctuations in office markets are suggested.
