Garage condos offer upscale affordability in D.C. suburbs

Coscan Homes faced the challenge of penetrating a competitive market characterized by land shortage, high costs and existing quality homes. However, their three-level condominiums in their Washingtonian Woods II community has succeeded in attracting buyers despite the competition. The condominiums combine two floor plans and are arranged to consist of about 15 units per acre. Standard features include two-vaulted ceiling bedrooms, baths and a garage. Both plans also make use of marble surround and colonial fireplace mantels, brass door hardware and interior sprinkler systems.

Conner development's decision to develop infill lands is paying off. Their Lake Pointe project at Mercer Island, WA, had initially required extensive shoring and moving huge amounts of dirt from the site but the fast sales of the units built on the property made up for that. The company designed the homes to cater to Mercer Island's high-income population. Standard features included lake-view decks near the dining/kitchen areas and penthouses with decks accessible to the master bedroom.
