Australia's industrial property values are expected to increase an average of 20% over 1999-2001, fueled by economic confidence and demand by business for warehouse and manufacturing space. The five-year forecast for internal rates of rental return and capital growth for prime and high-tech industrial property is 10% to 13% after inflation. Investors should note the growth surge will be hampered by economic downturn in the 2000s.
