Article Abstract:

During the 1980s the number of science parks built in the UK grew from two in 1981 to 38 by 1988. But, the recession of the early 1990s has resulted in science parks being redefined and adapting their specifications to fit the new circumstances. At the Aston Science Park in Birmingham, the activities-base has been widened to include companies that provide services to the main occupiers and tenants. However, parks that are members of the 46-strong United Kingdom Science Parks Association are restricted to knowledge-based occupiers.

There is strong demand for buildings for the service and distribution sector in Birmingham, England, even though demand from the manufacturing sector has slumped as a result of the strength of the pound. A number of significant warehouse deals have been agreed, including Amtrak Express Parcels' purchase of 8,012 sq mt at Richardson Developments' 17,049 sq mt Merlin Park at Erdington, England. Declining supply has sparked off some speculative development.

Lightening the heavy load

Article Abstract:

Traditional heavy industry, such as steel manufacturing, has largely disappeared from the UK, but it is being replaced by capital-intensive, overseas imports, like microchip production and car plants. The chief requirements of such industries are skilled labour, modern facilities and good quality production space. Most overseas investment is attracted to the government's assisted areas.
