It is predicted the demand for residential care will expand as by the year 2010 one person in 20 will be over the age of 80 years. The UK residential care sector had undergone some rationalization, with 10,000 new beds being made available annually yet between 30,000-40,000 closing. Nursing Home Properties owns 177 homes and has a capitalization of 200 million pounds sterling. Well managed homes can make margins of about 30%. The introduction of the minimum wage will further increase costs for owners. Some large US healthcare companies have invested in the UK residential care sector.

Nursing an investment
Article Abstract:
The increasing demand for nursing home beds is creating a need for up to 450 million pounds sterling of capital expenditure annually in the UK, and generating some complex financial arrangements. One such arrangement is that being used by Nursing Home Properties PLC, which will securitise 100 million pound sterling of its assets in March 1997 through the issue of a succession of fixed-rate notes. Nursing home operators have also been keen to expand through sale-and-leasebacks. Five institutions have invested 200 million pounds sterling in sale-and-leasebacks since 1995.
