Capital rationing with improvements
Article Abstract:
Investors are cautious about undertaking property improvement projects with the present conditions in real estate investment even if discounted cash flow methods show that such projects are feasible. Capital rationing, while it does not optimize investment opportunities, can be used by prudent investors as an alternative. With capital rationing, investors use a different approach in the selection of property improvement projects. Optimization of the return on investment depends on the extent with which the investor understands the concepts involved in capital rationing.
